Photograph the room and the detail
Take a wide view showing fixtures and walls, then a closer view of the affected finish from a stable location. Include a ceiling view below if safely accessible. Do not remove finishes or crawl under an unsafe area just to obtain a photograph.
Write a short timeline
Record the first symptom, leak events, plumbing repairs and any drying work. Say what is confirmed and what remains unknown. An old invoice can be more useful than a guess about the cause.
Explain how the room is used
Tell us if the room is the only bathroom, whether tenants occupy it and whether furniture or stored items limit access. These facts affect work sequencing and restoration.
Compare the whole repair
A useful proposal names the opening, material removal, supporting work, fixture coordination, finish limits and change-order process. Ask which professional services and testing are separate.
Photos help start the review. Access, concealed conditions and required professional review can change the construction scope.
